Move-In and Move-Out Permits in Dubai Buildings

Most apartment towers and many gated communities in Dubai won't let movers in without a permit. The permit lets building management book the service lift and loading bay, protect common areas and keep a record of who is moving. Without it, your movers can be stopped at the gate, which costs you time and money.

Who issues the permit?

The permit comes from the building's management, the property management company or the community's owners' association, not from a government office. Many buildings now use an online portal or app; others ask you to fill in a form at the reception or security desk. Ask your building's reception which process they use.

Documents usually requested

Every building has its own rules, but these are the documents most often asked for:

• Emirates ID or passport copy of the tenant or owner
• Tenancy contract or Ejari certificate (for tenants)
• Title deed (for owners)
• A no-objection letter from the landlord, in some buildings
• Details of the moving company, such as trade licence copy and contact number
• A refundable damage deposit or cheque, in some buildings

Book early and check the allowed hours

Permits can take a few working days, and service lifts get busy at the end of the month. Apply at least a week before your move and confirm the allowed moving hours. Many buildings only allow moves during set times and not on certain days. Ask whether the permit covers both the move-out building and the move-in building, because you usually need one for each.

Common mistakes to avoid

• Applying for the old building but forgetting the new one
• Booking movers before the lift slot is confirmed
• Not telling management about very large items that need the loading bay
• Not taking photos of the corridors and lift before the move, which helps if there is a damage claim
